Sunrise Bluffs, located roughly 30 minutes
south of Albuquerque, New Mexico, is an affordable
and well-kept, gated, age-restricted retirement
community that offers new and resale manufactured
homes. Development began with three phases
in 1997. Phase I has 53 homes; Phase II has
47 homes and Phase III, which is just getting
under way, will have 36 homes. Originally,
Sunrise began as a retirement community in which
owners leased their land, but it has been
restructured, and today, each resident owns his or
her home and the land upon which it sits.

This is a small development, and that
contributes to the coziness of the community.
Landscaping is a combination of green grass
patches and attractive Xeriscape
desert sand and cacti. New home
prices start in the mid $150,000s for 2
bedrooms, 2 baths, a den and a garage. The
highest price we found for a new home is
$170,000 for 3 bedrooms, 2 baths, a den and a
garage (1,736 square feet). Lot prices
range from $29,000 to $49,000. Re-sales
start at $119,000 for 2 bedrooms, 2 baths, a
garage and a patio (1,296 square feet) and reach
as high as $207,000 for 3 bedrooms, 2 baths, a
dining room and a garage (2,108 square feet).
Each home also comes with a
fully landscaped yard and a drip irrigation
system. Phase III, the newest section,
will have homes built with attached RV ports.
These are slated to begin selling in the
$190,000 range, plus lot price. Call

management company is on site, and the monthly
HOA fees, which include utilities and
maintenance, are $75.
This community is located in
Belen, a sleepy, small town with sprawling views
of the Sandia and Manzano Mountain ranges
surrounded by the scenic Rio Grande Bosque.
Roughly 7,000 people call Belen home, 20% of
whom are aged 45-64 and 15 % of whom are aged 65
and above. This is an ethically
diverse area (Spanish is heard around town) and
attracts seniors seeking a dry climate,
affordable housing and four seasons.
Summer temperatures can reach the low to mid
90s, and winter temperatures average in the high
40s and 50s. The area receives less than
an inch of precipitation each month (August may
see slightly more), and gardens bloom from April
to October. The sun shines nearly 80% of
the time, and the average humidity is 43%.
Sunrise Bluffs has a lovely
beautiful clubhouse facility with an indoor
pool, an exercise room, a billiards room, a
kitchen, a library, a pond and a waterfall.
Social and recreational activities are scheduled
throughout the month and include a potluck, card
games, a sewing group, tennis games and golf
outings. Volunteers work in the library,
help with the newsletter and assist with
planning community events. Belen has an 18
hole, public golf course, Tierra
Del Sol Golf Course, and another seven courses
are within 30 minutes of Sunrise Bluffs.
Golf is nearly a year-round activity here.
Hospitals, including Albuquerque Regional
Medical Center and Presbyterian Hospital, are
located in Albuquerque, as are lots of history,
theater, dining and shopping.
Seniors should be aware that Belen has a crime
rate higher than the national average.
